The Capitol Riverfront in Washington D.C. is the fastest growing neighborhood in the city with plenty of entertainment, restaurants, and apartment communities under construction! Lucky for us, one of the new apartment communities, Park Chelsea at the Collective, let us in for a VIP tour to get a sneak preview at the first class amenities that will be ready to tour in just a week or so, with move-ins scheduled for mid-April! Check out what we found!
First things first, Park Chelsea is very easy to get to! We took the blue line on the metro to Capitol South station and it was barely a 5 block walk to the front door! If you’re on the green line, it’s even easier to get here with the Navy Yard station just 1 block away. Park Chelsea is also located right off of I-695 if you prefer to drive, but you’ll have to find street parking nearby (a little easier now that I Street is open to the public, we’re told).
Entrance and First Floor Amenities
As you walk in the grand entrance of Park Chelsea, a few words come to mind: elegance, luxury, sophistication…are you catching our drift? The building features classic, New York style architecture which really makes it stand out from the rest of the apartment communities in the neighborhood.
The leasing office reminds us of a Virgin Airlines airport lounge with tons of color and elegant designs, while still giving you that warm, comfortable, and relaxed feeling. We can’t confirm if the warm, fuzzy feeling was from the actual office or the fact that we were offered a glass of wine and invited to sit in their massage chair waiting area. (Yes seriously, massage chairs to help unwind while you wait for your tour.) You’ll have to try for yourself and let us know!
The lobby, though still closed off to the public for a couple of weeks, has some incredibly unique features, including these “living glass” walls that change colors as you walk by! The sleek and colorful look of this feature perfectly complements the dramatic stonework throughout the space. Floor to ceiling windows on the far side of the space bring in tons of natural light and will give residents and guests a full view of the outdoor Courtyard beyond.
Unfortunately many of the amenity spaces were still getting the finishing touches from the construction team when we toured so we did our best to stay out of their way, but we were able to see the renderings and they look fantastic! There will be a massive fitness center, fully equipped with free weights and cardio machines. Across the hall, there’s a yoga studio with a stretching barre and fitness on demand classes! There will even be steam rooms to unwind in after your workout, how crazy is that!?

The Apartments
Park Chelsea has studio, 1, 2, and 3 bedroom apartments that come with 2 beautiful finish packages: a darker finish on the even floors and a lighter finish on the odd floors. We were able to see both and they are equally impressive!
Each apartment comes with granite counter tops, a beautiful tile backsplash, stainless steel appliances, and wood laminate flooring throughout the apartments. We especially love the fridge with the bottom freezer (buy ALL the frozen pizzas!).
The bedrooms are very spacious and all fit at least a queen size bed comfortably! If you’re anything like us, we need tons of closet space and Park Chelsea is very generous when it comes to your closet and storage space. While all the apartments come with a washer and dryer, if you get a unit with the washer and dryer stacked next to each other, there is a ton more storage space for you!
There are a few other great amenities that are only in select apartments. If you are looking for a balcony, there are a bunch of different floor plans featuring balconies with room for furniture and great views. The only downside is there is no grilling on your balconies, but there’s an alternative that we’ll touch on later! The built-in bookshelves really allow you to customize your apartment as well as provide some additional storage space.
One thing we noticed is with all the construction going on next door and around the neighborhood, some views will definitely become obstructed. The bright side is that the outside noise was barely audible when walking around the building (they really made sure the windows are as soundproof as possible), and you’re still able to witness spectacular views from the unreal rooftop!

The Rooftop
Not that the rest of the building isn’t absolutely amazing, but it just doesn’t get much better than the view from the top. The rooftop at Park Chelsea has stunning views and so many different things to do and spaces to enjoy. The second you get off the elevator you’re greeted by a large, welcoming lounge area with plenty of seating and a fire pit. Here are a couple of renderings to hold you over until the rooftop is complete:
While there’s no grilling on your balcony, you can have a cookout with some friends or fellow residents at one of two rooftop grilling stations. You can use your own fresh vegetables or spices if you grab one of the community garden plots! The rooftop also features a dog run and park, perfect for our four legged friends.
On hot summer days lounge on the sundeck then take a dip in the resort style rooftop pool! You’ll never want to leave the roof when you see all the amenities and the panoramic views of D.C. including the Capitol, Washington Monument, and Riverfront!

More to Come…
If Park Chelsea wasn’t impressive enough, there is more great news we received on our tour. There is a Whole Foods coming soon right next door at phase two of this community! The community will eventually consist of 2 more residential buildings, with even more awesome amenities that will be shared by the residents of all 3 buildings! One major benefit for Park Chelsea residents that “get in on the ground floor” so to speak, is that they will enjoy zero amenity fees for at least the first year while the rest of The Collective is underway.
Keep in Mind
- Some of the amenity space is still under construction, but will be completed soon!
- There is no grilling on the balconies, but there are multiple grilling stations on the roof.
- Currently it’s a 4 block walk to Harris Teeter, but a Whole Foods is moving next door in 2017!
- Getting to Park Chelsea is very easy via metro, but if you drive, street parking could be a hassle if you don’t want to pay for garage parking.
- To get a unit on a higher floor, you’ll have to wait a little longer to be able to move in.
All in all, we loved our tour of Park Chelsea and can’t wait to come back and check out the building when the fitness center and indoor pool are finished.

Does PARK CHELSEA include any Affordable Dwelling Units (ADU)?
If so, what is the % of AMI to qualify?
Thanks.
Hi Les, Park Chelsea does not include any ADU units.
